Three Ways to Fund It

Use the money you have, in the form you have it. Each one carries its own tax advantage.

CASH

Invest Directly

Own the investment in your own name or business. Energy equipment adds a federal tax credit and first-year depreciation. Real estate bought with cash can later roll into the next property through a 1031, deferring the gain.

Self-Directed IRA or Roth

Move a traditional IRA or former employer 401(k) into a self-directed IRA (SDIRA). We can also help you convert to a Roth, where growth can be tax-free.

Roll a Property Sale

Sold a property? Roll the proceeds into qualifying real estate and defer the capital gains tax. Later, roll again into the next one.

Move Your IRA or 401(k) to a Self‑Directed IRA

A traditional IRA or 401(k) usually holds only stocks, bonds and funds. A self-directed IRA (SDIRA) can hold private investments, including real estate. We help you make the move.

Open the Account

Your self-directed IRA is opened with an independent, licensed custodian and held in your name.

Move the Money

Transfer an existing IRA, or roll over a 401(k) from a former employer. Done directly, the move is not taxed.

Choose the Investment

Direct the account into private investments such as real estate, after reviewing each one’s documents.

Keep the Tax Advantage

Growth stays tax-deferred in a traditional self-directed IRA, or can be tax-free in a self-directed Roth IRA.

IN PLAIN TERMS

Your retirement money stays in a retirement account, with the same tax treatment. You simply gain the choice of what it invests in.

What You Can Invest In

Real assets that produce income, matched to the way you fund them.

ENERGY EQUIPMENT

Pays for Itself in Year One

In a current program, the tax benefits and first-year income return more than the full purchase price. Then the income continues, and the equipment can be sold at the end.

Roth Investor Fund

A fund built for money you convert to a Roth, so the growth can be tax-free. Ask to join the interest list on our call.

Fund withRoth or IRA

Specific opportunities are reviewed with you on our call. Each is offered only through its own documents to investors who qualify.

Roth Conversions

Pay tax once on the conversion. After that, growth and qualified withdrawals are tax-free. We help you through every step.

Convert

Move money from a traditional IRA or 401(k) into a Roth IRA, all at once or over several years.

Cover the Tax

The converted amount is taxed that year. Energy tax credits and depreciation from equipment you own can help offset it.

Invest From the Roth

A self-directed Roth can hold real estate and private investments, with no required withdrawals in your lifetime.

1031 Exchanges

Sell an investment property and keep the full proceeds working. The capital gains tax is deferred, not paid.

Sell a Property

A qualified intermediary holds the proceeds, so you never take possession of the cash.

Identify and Close

Identify replacement real estate within 45 days and close within 180 days of the sale.

Defer and Roll Again

The gain stays deferred, and the next sale can roll into the next property the same way.

Frequently Asked Questions

Do I need a retirement account to invest?

No. You can invest with cash, with a self-directed retirement account, or with proceeds from a 1031 exchange. Some investments accept all three.

Can I buy the energy equipment inside my IRA?

No. An IRA does not pay tax, so it cannot use the tax credit. Energy equipment is owned directly, in your own name or business.

Can I use 1031 money for the energy equipment?

No. A 1031 exchange must roll into qualifying real estate. Exchange proceeds go to real estate investments.

Is a 1031 exchange tax-free?

It defers the capital gains tax rather than eliminating it. You can keep deferring by rolling into the next property with another exchange. Your CPA confirms how it applies to you.

What is a self-directed IRA (SDIRA)?

An IRA held by an independent custodian that lets you choose investments beyond stocks, bonds and funds, such as private real estate. It follows the same IRS rules as any IRA, including rules against using the account for your own personal benefit.

Can I move my 401(k)?

A 401(k) from a former employer can typically be rolled into an IRA, including a self-directed IRA. A current employer’s plan depends on that plan’s rules.

Do I pay tax to move my retirement account?

No, when it moves directly from one custodian or plan to another. Converting to a Roth is different: the converted amount is taxed in the year you convert.

When will the Roth investor fund be available?

It is not open yet. Ask on our call to be added to the interest list. It will be offered only through its own documents.

Who holds my money?

Retirement accounts are held by independent, licensed custodians, and 1031 proceeds by a qualified intermediary. Peloran & Co. does not hold client funds.

Is this an investment offer?

No. This page is educational. Any specific investment is offered only through its own documents, which you review with your advisors.
